Social Media Now Plays a Key Part in Selling Your Home
If you thought that Instagram was only for teenagers, Facebook was only for cute animal videos, and Twitter was only for Donald Trump, you would be wrong.
Now Facebook, Instagram, Twitter, YouTube and even Pinterest are places where your Realtor should be marketing your home, both through paid media and on their own business pages and accounts.
Really? Yes. One in five page views in the U.S. occurs on Facebook. 72% of adult internet users are on Facebook. It is now possible to target buyers on Facebook based on geography, income and likelihood of moving.
If your Realtor has top notch professional photos done (if they took them with their smart phone, shame on them), then your home should also be on Instagram, the perfect place for real estate eye candy. While Instagram’s demographics are only about 28% adult right now, that number is increasing rapidly. If you have professional videos done of your home, it should also be marketed on YouTube.
Through the use of local hashtags, properties can now also be marketed on Twitter, and Pinterest now has geographically targeted ads.
Any marketing plan should of course include the national real estate sites like Realtor.com, Trulia and Zillow. Direct mail and the local newspaper still have an important role to play, but they are now part of a multi platform marketing plan.
What’s your Realtor doing to sell your house? If he or she is simply putting their sign in your yard, entering your house into MLS and just crossing her fingers that your home sells, well…it may take a while and you may net less.
